All work orders must be submitted in writing.

After a work order has been placed, feel free to email us at Maintenance@HTchampaign.com to check on the status or provide us useful updates!
A maintenance team member is on call 24/7 for emergency maintenance needs.
Placing a work order explicitly gives permission to Roland staff to enter to address the situation without prior notice. Staff will always knock and announce themselves if no one comes to the door. Refusal to grant entry to staff when a work order has been placed can result in a trip charge.
All work orders should be placed via your Resident Portal.
When done correctly, you'll be able to log in and check on the status of your work order and you'll receive email updates when the status changes to assigned to a tech, or completed.
If you didn't place the work order, but your roommate did, check with them to check on the status.
To ensure proper operation and avoid damaging the HVAC system, do not set the thermostat to cool below 68°F or heat above 70°F. Setting the system outside these ranges can place stress on the unit and may lead to failure.
In cooling mode, setting the temperature too low, especially during hot weather, can cause the unit to freeze. This results in a system shutdown and requires several hours to thaw before it can function again.
In heating mode, setting the temperature too high can cause the system to overwork, which reduces efficiency and increases the chance of a breakdown.
The air coming out of the vents remains at a fixed temperature depending on whether the system is heating or cooling. The thermostat does not control the temperature of the air itself. Instead, it tells the system how long to run in order to reach the desired room temperature.
To maintain comfort and efficiency, keep the thermostat within the recommended range and allow the system time to adjust the room temperature gradually.
