Incoming Tenant Information
The day your lease begins, our office located at 901 S. First St., Champaign IL, 61820 will be open from 9AM - 6PM to issue keys. If your apartment is available prior to your move-in date, we will inform you by email, but please make plans to move-in on your lease start date as early occupancy is not guaranteed. We want you to have a great move-in experience, so please make sure your security deposit and first rental installment have been paid in full by yourself as well as anyone on your lease with you. If you intend one having someone else pick up your keys, you must call our office at 217.351.8900 and authorize that specific party. Tenants with individual lease agreements in a roommate matching situation must pick up their keys in person. Photo identification is required for anyone picking up keys.
You may have one person on the lease pick up keys for all of those on the lease except for individual lessees in a roommate matching situation. Please coordinate with your roommate(s) regarding who is picking up keys and distributing them to you and/or your roommate(s).
Again, your security deposit and first rental installment must be paid prior to picking up keys. Please reference your lease or call our office if you have questions regarding when rent is due or what balance is due. Checks and/or money orders made payable to Roland Realty are accepted over the counter at our 901 S. First St. office, or conveniently pay online at www.roland-realty.com. If you choose to mail in a check and/or money order, the envelope needs to be postmarked no later than the due date denoted on the lease. The office address is 901 S. First St. Champaign, IL 61820. Rent is typically due the first of each month unless otherwise specified.
If internet is provided in your lease it will be through X-Wires or Comcast. For X-Wires subscribers, you will register your computer on the network the first time you sign on. If you have any questions or problems with the internet when registering or at any point during your lease term, please call the X-Wires support number at 888.455.4643 or Comcast at 866.923.2299 depending on who provides your internet services. If you are unable to resolve your issue with the providers directly, please contact the Roland Realty leasing office at 217.351.8900.
Some Roland Realty properties include extended basic cable or cable services. These services are provided by Comcast, representatives for which can be reached at 866.923.2299 for service or support during the lease term. Please consult your lease to verify whether cable services are included with your rent each month.
Certain types of equipment might be required to initiate cable services. Information about what hardware or equipment may be required is available at the Roland Realty leasing office. Tenants with cable included with their monthly rent already have an active cable account, & should visit the Comcast office at 303 E. Fairlawn Dr., Urbana, IL 61801 once they're aware of their hardware or equipment needs. This equipment comes free of charge for all Roland Realty tenants, and can be acquired from Comcast at their Urbana location. When picking up equipment, tenants should provide their full name and apartment/house address to the Comcast representatives and explain that they are on a bulk account for Roland Realty. If the representative is unfamiliar with our service contract or its terms and/or conditions, ask to speak with a manager and repeat the above information.
If cable services are not included by Roland Realty, tenants can purchase cable and/or internet services through a local provider. The primary service providers in the Urbana-Champaign area are Comcast at 866.923.2299 or AT&T at 866.774.3127.
Tenants should consult their lease agreement to verify what, if any, utilities are provided with their apartments/houses. Any utilities not included per the lease agreement should be initialed and paid for with the respective utility provider outside of Roland Realty. Tenants are encouraged to contact utility providers well in advance of the start of their leases to setup utility accounts. Contact information for various local utility providers is detailed below:
Please call Ameren IP at 800.755.5000 to setup your future account for gas and/or electricity services. Some Roland Realty properties may already include aspects of these utilities including by not limited to electricity, heat, gas, or hot water heating. Tenants can verify what utilities are included per their lease by consulting the utilities clause of their lease agreement or contacting the Roland Realty leasing office during office hours at 217.351.8900.
Please call Illinois-American Water at 800.422.2782 to setup your future account for water service unless otherwise provided by Roland Realty. Move - In
Within your apartment, you'll find a checklist that details what furniture you should have as well as any pre-existing conditions we were aware of upon final inspection. Please take the time to survey your apartment or house promptly upon moving in, taking note of any pre-existing conditions of concern (chips in tile/counters, burns on counters/carpet, dents in entry/refrigerator doors, scratches on flooring, etc) as well as any maintenance- or cleaning-related items that may require additional attention. Checklists should be completed and signed by all occupants within one (1) week from the time the first keys were issued to our 901 S. First St. office to document the apartment's initial condition for reference at the conclusion of the lease term.
Our leasing office is located at 901 S. First St. We handle all property management services related to leasing, maintenance, posting rents, keys, packages, and assorted responsibilities. We are open from 9AM - 6PM Monday through Friday, 12PM - 4PM Saturdays (excluding holidays) during the academic year, 9AM - 5PM Monday through Friday, 12PM - 4PM Saturdays (excluding holidays) over the summer. You will be greeted by our answering service during non-office hours. If you should ever need emergency assistance after office hours, our 24-hour emergency maintenance number is 217.351.8900.
