Incoming Tenant Information
The day your lease begins, our office located at 309 Green St., Champaign IL, 61820 will be open from 9am-5pm to issue keys. If your apartment is available prior to your move-in date, we will inform you by email, but please make plans to move-in on your lease start date. We want you to have a great move-in experience, so please, make sure your first month's rent is fully paid by everyone on your lease. If you intend to have someone else pick up your keys, you must call our office at 217-351-8900 and authorize that specific party. Everyone will need to show identification to pick up keys.
You may have one person on the lease pick up keys for all of those on the lease. Please coordinate with your roommates on who is picking up the keys and distributing them to you and/or your roommates.
Your first month's rent and security deposit must be paid prior to picking up keys. Please reference your lease or call our office if you have questions about the due dates for rent. You can drop rent off at our 309 Green office, or conveniently pay online at www.roland-realty.com If you choose to mail in a check, the envelope needs to be postmarked by the due date noted in the lease to be "on-time". The office address is 309 E Green St, Suite 103 Champaign, IL 61820. Rent is due the 1st of every month thereafter.
Internet
If internet is provided in your lease it will be through X-Wires (excluding 907 S Third : Comcast). You will register your computer on the network the first time you sign on. If you have any questions or problems with the internet when registering, or throughout the year, please call the X-Wires support number at 888-455-4643. If you have problems with X-wires support, please contact Ray Beer at our office.
Cable
Unless provided in your lease, please contact Comcast for all cable/internet needs, you may reach them at 1.800.COM.CAST. If you purchase cable and/or internet, you will pay and contact Comcast through a separate account. If cable is provided in your lease, it will be a standard package that should be activated upon move-in.
Utilities
You need to set up your utilities accounts well before your move-in date. Please call the companies below to set up the new account for your lease start date, now.
Power
Please call AmerenIP at 1-800-755-5000 to set up your future account for gas and/or electricity, unless your lease notes that electricity, heat, and hot water heating are included.
Water
If water is not provided in your lease, please contact Illinois American Water @ 1-800-422-2782 to set up your future account.
Move In
Within your apartment, you'll find a checklist that details what furniture you should have and any pre-existing conditions we are aware of. Please take the time to survey your place, noting anything that may be missing or broken. Return the checklist to our 309 Green office within one week of your lease start date to ensure we have documentation of the listed items.
Contacting Us
Our leasing office is located at 309 E. Green Suite 103. We handle all leasing, maintenance, and rent checks there. We are open from 9am-6pm Monday-Friday, excluding summer hours (9am to 5pm) and 12pm to 4pm on Saturdays and Sundays (excluding holidays). Call us at 217-351-8900 for any inquiries.
You will be greeted by our answering service during non-office hours. If you should ever need emergency assistance after office hours, our 24 hour emergency maintenance number is 217-351-8900.
